Near the Main Beach — In Front of Town
Properties directly on or within a block of the main beach in front of town are the most convenient — walk to the water, walk to the restaurant strip, walk to the dock. This is the highest-demand zone and reflects that in pricing.
Mid-range beachfront or near-beach properties run $120–200 USD/night in high season, $80–130 in low season. The better boutique hotels in this zone go $200–350 USD in December–January and peak summer. Book at least 3–4 weeks ahead for December and July–August — these properties fill early.
In Town (Centro) — Best Value Zone
The sandy streets of the town center have guesthouses and small hotels at $50–100 USD/night that put you a 5–10 minute walk from the beach and directly in the middle of the restaurant and bar scene. For travelers prioritizing budget without sacrificing walkability, the centro properties are the right call. The tradeoff is noise on weekends during high season — the main drag has bars that run late.
Western End (Punta Coco Area) — Quiet and Remote
Several boutique properties have positioned themselves on the western end of the island, past the small Punta Coco community. These offer the most seclusion on Holbox — empty beach, no town noise, genuine quiet. The tradeoff is distance: you need a golf cart or bicycle to reach the town restaurants and the main dock.
Best for couples who want privacy over convenience. Some of the most interesting design properties on the island are in this zone — built into the palm forest with direct beach access and no neighbors visible in either direction.
